A few years back, we worked with a seller who taught us something every homeowner should hear.

They'd lived in their home for years. Raised a family there. Like a lot of busy households, the day-to-day maintenance kept sliding. A window that cracked and never got fixed. A deck that needed attention but never got it. Carpet that had worn thin. None of it felt urgent at the time, because none of it was an emergency. It was just easy to put off.

What deferred maintenance actually costs

When we walked the home ahead of listing, the punch list kept growing. Broken windows needed replacing in more than one room.
